* The Silver Package is our contract negotiating package.

* The Gold Package includes all tasks required in negotiating a contract and taking it to closing. This is the most crucial time for any real estate transaction.

* The Platinum Package is the traditional full service marketing plan.

How do I price my house?
          Sellers must be realistic in determining an asking price for their house. Many sellers calculate a figure they need to "net" from the sale, but fail to discover the fair market value for their home. To determine an asking price, research the surrounding area for similar properties that have sold recently. In a hot market, look at sales in the past 6 months. In a slower market, go back as far as a year. Be sure to compare similar properties. Adjustments in value may be required for properties that have different amenities. For instance, one has a fireplace while the others don’t, or one has an extra half bath room. A real estate agent can do a Comparative Market Analysis (CMA) or a Broker Price Opinion (BPO) to determine a fair asking price.
   Asking Price: The advertised price of a property when it goes on the Market.
Fair Market Value: What a ready, willing and able Buyer will pay for a property.
        
What is curb Appeal?
          Curb Appeal is a real estate term describing what a potential Buyer sees when standing in the street in front of your house. This creates the First Impression to a potential Buyer.
     
How can I Create Curb Appeal?
          Keep the yard immaculate. Trim shrubs. Paint the house a neutral color, if necessary. The front door is especially important. Buyers will stand at the front door for a few minutes prior to entering. If the front door is appealing, the Buyer will enter with a good feeling. If the door is in disrepair, the Buyer’s thoughts become negative, which is extremely difficult to overcome. Remember, you only have once chance to make a first impression.
         
What should I fix before I sell my house?

This can be broken into two categories: Structural and Cosmetic

          Structural: It is wise to have a professional home inspection prior to offering the house for sale. This will uncover any defects that need to be repaired. Most Buyers in today’s market will insist on having a home inspection as a contingency to the Purchase Contract. They will also request the Seller repair defects discovered during the home inspection. Once a Seller corrects the items noted in the home inspection report, using a licensed contractor if necessary, this information can then be given to a potential Buyer. This will typically give the potential Buyer a better feeling.
          Cosmetic: Be sure to patch all holes in walls. Paint if needed - be sure to keep colors neutral. Replace worn carpet. Sand and polish wood floors. Remove all clutter throughout the house, but especially in the kitchen and bathrooms. Start Packing. Potential Buyers want to see plenty of closet space, so thin out the closets. Discard or pack unused clothing. Move items to a storage unit if necessary. Consider hiring a professional crew to clean the house from top to bottom. Although inconvenient, the house must be in "show" condition at all times during the day. Batdorf & Associates can show you how to "stage" a property.
        
Should I offer a Home Warranty?
          Potential Buyers are less likely to submit low offers to purchase a house if they have a higher comfort level regarding various aspects of the property. For Resale homes, a home warranty will cover most of the mechanical items such as the a/c unit, refrigerator, range and indoor plumbing. Providing a home warranty will typically increase the chance of selling. The home warranty creates peach of mind for the potential Buyer knowing that if something does occur in the first year, it will be covered.
